Pause before disturbing suspected material
A textured ceiling can look the same whether it contains asbestos or not. The age of a home can provide context, but it does not establish what material was installed or later added during a renovation. Do not use a pre-1980 cutoff or a visual check as clearance to scrape.
The EPA recommends professional assessment and testing of suspect material when damage or planned renovation could disturb it. Samples should be collected by a trained asbestos professional, rather than through a do-it-yourself scraping test.
What the assessment establishes
An asbestos professional can review the ceiling condition, take samples where appropriate, and arrange laboratory analysis. Ask for the report and an explanation of what it means for the work you plan. A percentage on a laboratory report should not be treated as permission for ordinary scraping without professional interpretation.
Keep suspect material undisturbed while you arrange assessment. The EPA’s household asbestos guidance explains why material condition and planned disturbance matter.
Keep specialist work separate from ceiling finishing
KB Painting does not perform asbestos abatement. If specialist removal or other asbestos work is needed, it is a separate scope with its own contractor, schedule, price, and required documentation. Resolve that work and any necessary clearance before our crew begins ceiling preparation and finishing.
Florida requirements depend on the building and project. The Florida Department of Environmental Protection’s asbestos FAQ explains the program and directs licensing questions to the appropriate authority. A generic date rule on a painting website is not a substitute for that assessment.
Plan the finish after the material issue is resolved
Once the ceiling is suitable for ordinary finishing work, the proposal can cover removal of non-asbestos texture, surface repairs, skim coating, primer, and the final paint or texture. Height, access, existing damage, and the desired finish affect the scope and timeline.
Bring existing reports and building requirements when requesting a free written estimate. Our popcorn ceiling removal service page describes the finishing work, and interior painting can be coordinated afterward.
