Cross the South Causeway out of Fort Pierce, or take A1A down Hutchinson Island toward the Martin County line, and you are in the hardest sealant environment on the Treasure Coast. 34949 is barely more land than water — roughly 9.4 square miles of land against 17.2 square miles of water, wrapped around the inlet and the jetty. Just south, Jensen Beach 34957 mixes mainland CBS neighborhoods with barrier-island beachfront a causeway away. Both get the same treatment: salt in the air year-round, near-maximum UV, and walls that swing from the mid-90s at 3 PM to the mid-70s once the storm rolls through.
Paint takes the blame for what fails first out here. Usually it is the caulk.

What sealant failure actually looks like
Homeowners call it “cracked caulk.” There are really five failures, each needing a different answer.
- Cohesive failure — the bead splits down its own middle while both edges stay stuck. The material ran out of stretch, almost always an acrylic caulk in a joint that moves more than it can.
- Adhesive failure — the bead pulls cleanly off one face, usually the aluminum or vinyl side. Bond, not elasticity, is the problem: dirt, chalk, salt film, or a damp substrate at application.
- Shrinkage — the bead goes concave and thin, with hairline gaps at the top corners of the opening. Water-based caulks lose volume as they cure and keep losing it under sun.
- Three-sided adhesion — the invisible one, and the most common installation error. Sealant bonded to the back of the joint as well as both sides cannot stretch; it can only tear.
- Bridged and painted over — a previous crew laid new caulk over old failed caulk and coated the whole thing. It reads as sound until the assembly moves like one loose rope.
Test it yourself: press the bead at the top corners of a west-facing window. Sound sealant is firm and springs back; failed sealant feels hollow, slides, or crunches.
Three materials, three jobs
Most of the failures we correct trace back to a tube chosen for price rather than for the joint.

The middle row is the one that matters. A window frame set into a stucco opening is a joint between two materials with different expansion rates, in full sun, on a wall that flexes in wind. Sherwin-Williams rates SherMax at ASTM C920 Class 35 — about ±35% movement — and it accepts paint, which is why it is our default on perimeters. A ±12.5% acrylic there is not a small compromise; it is a third of the movement the joint needs.
The bottom row trips up DIY jobs. Pure silicone is genuinely durable, and paint will not stay on it — silicone in a perimeter joint on a wall you plan to repaint creates a stripe of fisheyes and peeling that has to be dug back out.
Joint design: the part nobody does
Material choice is half of it. The other half is geometry, almost never addressed on residential repaints.
A sealant bead must bond to two faces only — the two sides of the joint — so it can stretch and compress freely. What guarantees that is a backer rod: closed-cell foam pushed in behind the sealant as a bond breaker. Use a rod roughly 25% larger in diameter than the joint width so it compresses and stays put, then tool the bead so the joint reads about twice as wide as it is deep — a half-inch joint gets roughly a quarter-inch of sealant depth. Tooling leaves the bead hourglassed, thinner in the middle, which is the shape that stretches instead of tearing.
Skip the rod and the sealant bonds to the back of the joint too, and now it has nowhere to go. Thermal cycling concentrates stress until the bead splits, often within two seasons on a sun-facing wall. That is behind most “but we just had it caulked” calls — and why a deep bead is not a better bead. Gunning a wide joint full feels thorough and guarantees failure.
Why painting over failed caulk always loses
Paint film is measured in mils — thousandths of an inch. A sealant bead is measured in eighths of an inch and designed to stretch by a third of its width. Asking a coating to span a moving crack is asking the wrong material to do the job. It reopens as a hairline you miss until next summer, with water tracking behind it.
There is a second cost: a bridged joint looks sound at the next inspection, so the failure survives into the next paint cycle. On our jobs the old bead comes out with a knife, the joint is cleaned to sound substrate, the rod goes in, and the new sealant is tooled — before primer. That labor is the difference between the exterior painting scope we quote and a number two thousand dollars lower.
Local substrates, local joints
The joints that fail are specific to what was built where.
South Hutchinson Island — Ocean Village and the A1A condominiums. Ocean Village, at 2400 South Ocean Drive, is a gated beachfront community of condos and homes — garden villas, private homes, townhomes and high-rise towers on one property. The building types vary, and so do the window assemblies: original aluminum-framed windows and sliders in stucco openings on some units, impact-glass retrofits on others. Both are high-movement, dissimilar-material joints; the retrofits are often worse, because a replacement window leaves a brand-new perimeter joint somebody had to seal correctly on a schedule.
Fort Pierce Inlet and North Beach. Salt spray off the jetty leaves a chloride film on every surface, and salt holds moisture — a joint that never quite dries out is a joint where new sealant will not bond. So we soft wash and let the wall dry before a tube gets opened, for the reasons in soft washing versus pressure washing. High pressure aimed up into a window head also drives water into the assembly you are trying to seal.
Older low-rise condo buildings along South Ocean Drive. These carry painted wood fascia and trim, and wood fails at butt joints and end grain rather than in the field, because end grain wicks water. A butt joint that has gone soft is carpentry before it is caulk.
Jensen Beach mainland — Treasure Cove, Tiger Shores, the Jensen Beach Boulevard corridor. (For the manufactured and stilt homes out on Nettles Island, the sealant story is different again — thin-gauge panel and skirting rather than block.) CBS stucco, where the classic failure is hairline cracking at the corners of openings, because that is where stress concentrates. Fine cracks there are normal in older block; they want a flexible filler rather than a rigid patch, on the schedule laid out in how often to repaint stucco on the Treasure Coast.
Nettles Island and the manufactured homes. Aluminum and vinyl lap joints on thin-gauge panel are a different animal — high movement, low stiffness, no tolerance for pressure. Sealant there is spot work at penetrations and window flanges, not a continuous bead.
What we do, and what we do not
On a coastal exterior we walk every window and door perimeter, every trim butt joint, and every penetration — pipe exits, conduit, hose bibs, fixtures, dryer vents. Failed sealant is cut out, the joint cleaned to sound dry substrate, backer rod set where the joint is deep enough to need it, and Class 35 elastomeric tooled before primer and the coastal-rated system goes on.
What we do not do is sell caulk as the cure for a leak we have not diagnosed. Sealant is one layer of a wall’s water management, alongside flashing, the window’s own drainage, and the paint film. If a correct reseal does not stop the water, the path is elsewhere and needs a different trade. Saying so is cheaper for you than a second caulk pass.
Full exterior repaints run $3,500–$6,500 for most homes here; multi-structure and acreage scopes move above that. Sealant-only repair passes are a real option when the paint film is still sound — a common call on island condos a year or two out.
