Rust Stains on Stucco: Why Well-Water Irrigation Causes Them and How to Actually Remove Them

Orange rust stains on Florida stucco come from dissolved iron in well-water irrigation. South Florida groundwater is low in oxygen, so iron stays dissolved and colorless until it leaves the sprinkler head, hits air, and oxidizes into ferric hydroxide on the wall. UF/IFAS reports staining from as little as 0.3 ppm iron — the same figure as Florida's secondary drinking-water standard. Chlorine soft-wash does not touch it; oxalic acid chelates the iron into a water-soluble salt that rinses off, and re-aiming the sprinkler head is the only permanent fix.

Drive west on Martin Highway past the Turnpike and the pavement in Palm City Farms starts running between horse fence, pasture, and long gravel drives — agricultural-ranchette parcels that run from about an acre to ten and more. Forty minutes south, off Indiantown Road, Jupiter Farms (33478) repeats the pattern on the same kind of land, and out there nearly every house is on a private well. You see the same thing on the walls in both places: a fan of orange-brown streaking spreading up the stucco from about knee height, always on the same two or three elevations, always centered on a sprinkler head.

This post is the other problem entirely: mineral staining from iron in irrigation water, which that same chlorine mix will not touch. Different cause, different chemistry, different fix.

Why clear water turns a wall orange

Homeowners tell us the same thing every time: the water out of the hose bib looks perfectly clear. It does — and that is exactly the mechanism.

Groundwater in South Florida’s surficial and Floridan aquifer systems is naturally anaerobic, low in dissolved oxygen. In that environment iron stays in its ferrous state: dissolved and colorless. Whatever depth the well draws from, the water reaching the pump carries iron you cannot see.

Then it goes through a nozzle. Atomizing water into a fine spray is about the most efficient way possible to introduce oxygen to it. The ferrous iron oxidizes to ferric hydroxide — that is rust, chemically — and the droplet lands on your wall carrying pigment. The water evaporates and the iron stays behind, bonding into the cementitious surface. Repeat three mornings a week for two years and you have the fan-shaped stain.

It does not take much iron. UF/IFAS irrigation-water guidance notes that staining can be caused by as little as 0.3 ppm of iron or manganese, and Florida DEP’s secondary drinking-water standard for iron sits at that same 0.3 mg/L — a threshold set for appearance, not health. Water can be entirely acceptable to drink and still ruin an exterior. That gap is why so many owners never suspect their irrigation.

Lake- and canal-fed community systems stain too, but the heaviest orange we see is on properties spraying raw, untreated well water. Interior water gets softened or filtered; the irrigation line almost never does, because treating a lawn’s worth of water is expensive. The line that gets skipped is the one pointed at your house.

Reading the stain before you treat it

Not every discoloration on a Florida wall is iron, and the wrong chemical on the wrong stain wastes a service call at best. Here is how we sort it at the estimate.

Two of those rows usually show up together. A wall hit by irrigation three mornings a week is both iron-stained and biologically active, because you are keeping it wet. Those walls need both treatments, and the acid step comes after the biological one.

Why chlorine does nothing to iron

This deserves its own heading because it is the reason so many homeowners conclude the stain is permanent.

Sodium hypochlorite works on algae, mildew, and lichen because those are organisms — it destroys living cell structure. Iron staining is not alive. There is nothing to kill. Spraying a soft-wash mix on a rust stain does exactly what you would expect from bleach on a mineral: the algae around it disappears, the orange stays, and it looks worse by contrast.

There is a second-order problem too. Hypochlorite is a strong oxidizer, and oxidation is precisely the reaction that turned invisible ferrous iron into visible ferric hydroxide in the first place. Hitting an iron-loaded wall with chlorine can convert more of that iron to its insoluble form and set the stain harder. It is not merely ineffective — on the wrong stain it can be counterproductive.

The pressure argument fails for a related reason: the iron has bonded into the surface layer of a cementitious substrate, and the pressure needed to abrade it out would take the stucco texture with it. What actually removes it

Oxalic acid. It is a chelating agent: it grabs the iron ion and converts iron oxide into iron oxalate, a water-soluble salt that rinses off the wall rather than being scrubbed off it. That is a genuinely different mechanism from either killing something or blasting something, and on stucco it is the one that works.

In practice: the affected elevations get pre-wet along with every plant below them, the solution goes on at a controlled dilution top down and dwells under supervision — long enough to break the bond, not long enough to dry on the wall — then a low-pressure rinse and a neutralizing pass, so no acid residue sits on the substrate or in the soil.

Three honest cautions:

  • This is not a consumer product. Oxalic acid requires eye and skin protection, plant containment, and controlled dilution. We are not going to publish a mixing ratio for a wall two stories up.
  • Muriatic acid is the wrong acid. It is hydrochloric acid — the product contractors use to etch concrete. On a finished stucco wall it dissolves the cement binder along with the stain and leaves you with a bigger problem than orange.
  • Heavy old staining may not come back 100%. On rough knockdown or dash-textured stucco, years of iron deposition can run deep enough that treatment gets you most of the way and the rest needs coating. We say that up front rather than promising a like-new wall and explaining afterward.

Painting over it does not work — and the sprinkler is the real fix

Iron bleeds through paint. Coat an untreated rust stain and it typically ghosts back through a light body color inside a season, which is why staining is a prep step on every exterior painting project rather than a cosmetic afterthought. Remove, rinse, neutralize, dry, prime — and where a trace survives on heavy texture, that area gets a stain-blocking primer first. Chronic irrigation wetting also shortens coating life, which is part of what drives the wide range in how often stucco needs repainting.

The permanent fix is not a chemical at all. It is the sprinkler head. Swap full-circle heads near the house for part-circle nozzles, dial the arc and radius so the throw stops short of the wall, drop riser heights, and relocate anything aimed at stucco. Ten dollars of nozzles ends a recurring problem. Iron filtration or sequestering injection on the irrigation line treats the cause at the source and is worth pricing on acreage properties with genuinely bad water. Either way we mark the offending heads during the walkthrough — the same visit we check the wall penetrations at irrigation valve boxes covered in our pre-hurricane-season exterior prep. Clean the wall, leave the head alone, and the stain comes back on top of new paint.

Why does my well water look clear but stain the house orange?

Because the iron is dissolved, not suspended. Groundwater in South Florida's aquifers is naturally low in oxygen, which keeps iron in its ferrous form — soluble and colorless. You can fill a glass at the spigot and see nothing. The moment that water atomizes through a sprinkler nozzle it meets atmospheric oxygen, the ferrous iron oxidizes to ferric hydroxide, and ferric hydroxide is the orange pigment sitting on your stucco. The wall is not producing the stain; it is catching it out of the air.

Will pressure washing or a chlorine soft wash remove rust stains from stucco?

No, and this is the single most common misunderstanding we correct on estimates. Sodium hypochlorite — the active ingredient in a soft-wash mix — kills algae and mildew because those are living organisms. Iron staining is a mineral deposit with nothing alive in it. Worse, hypochlorite is an oxidizer, so applying it to a wall carrying dissolved or partially reduced iron can convert more of that iron to insoluble ferric hydroxide and set the stain harder. Pressure alone does not work either: the iron has bonded chemically into the cementitious surface, and enough pressure to abrade it out would erode the stucco texture first.

What chemical actually removes iron stains, and is it safe on painted stucco?

Can you just paint over rust stains?

Not successfully. Iron bleeds through coatings. Paint over an untreated rust stain and you will typically see it ghosting back through a light body color within a season, which is a warranty claim waiting to happen. The correct sequence is chemical removal first, a full rinse and neutralization, adequate dry time, then primer, then topcoat. If a trace of staining survives treatment on heavily textured stucco, that area gets a stain-blocking primer before the finish coats rather than being buried under extra paint.

How do I stop the stains from coming back?

Fix the water or fix the spray pattern — cleaning alone just resets the clock. The cheapest and most effective step is adjusting the irrigation itself: swap full-circle heads near walls for part-circle nozzles, reduce the arc and radius so the throw stops short of the house, lower riser heights, and move any head that is aimed at a wall. Ten dollars of nozzles beats an annual acid wash. Longer term, an iron filtration or sequestering-injection system on the irrigation line treats the cause, though it is a real investment and most homes only treat interior water.
